First, we suggest getting in touch with us as early as possible so that we can get all of initial client onboarding and ID requirements out of the way. It also helps to have an initial chat so that we can get an understanding of where you are at in the process – don’t hesitate to give us a call!

Second, it’s essential to research the market and determine your budget and property needs. A first point of call at this stage can be to get in touch with your bank or broker and start running the numbers so that you have more of an idea as to numbers and budget. This will help you narrow down your search and focus on properties that meet your requirements.

Once you have found a property you’d like to pursue, get in touch with us. In most cases, the Real Estate Agent will draft the Agreement for Sale and Purchase for you (unless it’s a private sale). The Sale and Purchase is a legally binding contract that outlines the terms and conditions of the sale, including the purchase price, settlement date, and any special conditions. We’re more than happy to review and run through the Agreement for Sale and Purchase with you, to ensure all required conditions and so forth have been included, before you sign on the dotted line.

It’s also really important to ensure that you remember to allow sufficient time for conditions and settlement – Kiwisaver can take up to 15 working days to withdraw so we need to allow time for this, especially if you need your Kiwisaver funds for your deposit.

We’ll take care of the conveyancing legalities, carry out searching and reviewing of the title, reviewing and reporting on the LIM (Land Information Memorandum), working through necessary due diligence with you, preparing the necessary documents, completing bank documentation and drawdown of funds, and completing registration of the mortgage transfer of title with Land Information New Zealand (LINZ). Once the conveyancing process is complete, and the ownership of the property has been transferred, you will be able to pick up the keys, take possession of the property and move in – woohoo!
